The state government by an order issued recently has notified statement of minimum land rates in the state gazette for the year 2013-14, which shall come into effect from January 1, 2013 to December 31, 2014.
The order issued by the government under sub-rule (3) of Rule 4 of the Goa Stamp (Determination of True Market Value of Property) Rules, 2003, has sought to increase land rates substantially.
Accordingly in urban areas of Tiswadi taluka especially in Panaji city (part I), the land rates have been hiked from ` 2,500 to ` 5,000 per square metre in ward number 1, 2 and 7 to 16, while in part II (ward number 17 and 18) the rates have been increased from ` 1,500 to 3,000 per square metre.
In areas of Taleigao and Durgawadi, which have been classified as developing the rates have been increased from ` 2,000 to ` 4,000 per square metre, while in areas like Bambolim, Baiguinim, Corlim, Calapur, Chimbel, Cujira, Cramboli, Ella, etc the rates have been hiked from ` 500 to ` 3,000 per square metre.
In rural area of Capao the rates have been raised from ` 100 to ` 500 and in areas of Ambarim, Batim, Carai the rates have been increased from ` 200 to ` 1,000 while in Siridao, Mandur and Goa Velha the rates have been hiked from ` 400 to ` 3,500 per square metre. In Chorao and Curca the rate per square metre of land has been raised from Rs 250 to Rs 2,500.
In Bardez taluka land in wards number 2 and in ward number from 5 to 13, the new land rates would be ` 4,000 as against ` 1,500 per square metre earlier, while in wards number 1, 3 and 4 the rates have been hiked from ` 1,000 to ` 2,500 per square metre of land.
In developing areas of Guirim, the rates have been raised from ` 500 to ` 5,000 and in Salvador do Mundo and Pilerne from ` 500 to ` 3,000. In rural areas of Sangolda, Moira, Assagao, the land rates now would be ` 3,000 for each square metre as against ` 300 earlier while in Siolim the same has been hiked from ` 500 to ` 4,000.
In three different parts of Margao city of Salcette, the rates have been raised from ` 2,500, ` 2,000, and ` 1,500 to ` 7,185, 8,250 and ` 9,089 respectively, while in developing areas like Navelim, Nuvem and Aquem the rates per square mete of land have been raised from ` 800 in each of the place to ` 5,617, ` 2,564 and ` 3,427 respectively while in Davorlim the rates would go up from ` 700 to ` 5,594.
